  • How soon can I move in?

    The Royal Flats apartment homes are move-in ready. Once you secure your unit, you can move into your new luxury apartment in as little as 1 week if the unit is vacant. 


    We recommend you start planning and inquiring about availability 2-3 months ahead. Our leasing agent is here to guide you through and work with you on what's available to ensure a worry-free move. 

  • Do you require a deposit to reserve an apartment home?

    The last month's deposit will be needed to reserve an apartment home, but staff from Ayerswood and the Royal Flats will be in contact roughly two months before your expected move-in date to secure your agreed move-in date. Our team will be more than happy to answer any questions you may have.

  • How can I trust the building will meet my expectations?

    The building is constructed and managed by Ayerswood, who have more than 30 years of experience in building and management. They have built and managed numerous apartments in Southwestern Ontario and continue to be a leader in the industry. We encourage all interested people to visit the Royal Flats once construction’s completed to see the luxury each unit has to offer.

  • What are my utilities and how are they paid for?

    Water and gas is included in your monthly lease at no additional fee. However, the leaser will be responsible for hydro with a local company, and they will bill you directly. We will assist you with this process.  Other utilities such as a phone landline and internet are additional for all leasers at the Royal Flats.

  • What is the difference between a month-to-month and a fixed-term lease?

    All leasers will have to enter a fixed-term lease of a minimum of one year, but longer leases of two or three years are also available to give people peace of mind with their move. Following the end of the contract, leasers will have the option of continuing month-to-month until either the tenant or the landlord give proper notice. If you chose to move out, a notice of a minimum of 60 days before doing so is required in writing, as per the Ontario Residential Tenancies Act. The termination date must also be the last day of the lease or rental period if leasers are on a month-to-month lease. For example, if notice is provided Oct. 27 for a monthly tenancy, the end date will be Dec. 31. 

    You will also have the option to renew your lease for another fixed amount of time.

  • How do I know if my furniture is the right size for the apartment I'm getting

    Each of our leasing units have downloadable floor plans with the square footage and exact measurements for each room. The website also offers interactive diagrams for all interested people to view before visiting. If you have questions, please don’t hesitate to contact our staff who will be happy to answer any questions.

  • I want to make some changes to my apartment. How far can I go?

    Please ask us about finishes to your apartment home to ensure your needs are taken care of before you move into your luxury unit. Main materials like cabinets and floors are preselected, but we may be able to work with you on items like paint to ensure your unit is move-in ready.

  • Where is my parking space and is it included in the lease?

    Underground parking spaces are available. When talking to staff, please let them know what requirements you will need. The underground parking spaces allow leasers to protect their vehicles from all-year-round elements such as snow and rain.
